If you're buying a house, then what you need to do, is to go to the area where you want to buy your house and then start going into all of the estate agents in that area on a regular basis. New houses are being put on the market everyday and the best ones don't tend to be available for very long.
If you're selling a house, then get a valuation of as many Estate Agents as you like, I believe that they recommend that you get about 3 quotes. Also, each Estate Agent will probably have different fees so take that into account as well as how you feel about the Estate Agent. If you think that they're not going to work hard selling your house, then walk away.
